Initial measurement — lease liability (IFRS 16.26)

Annuity due: PV = PMT × [(1−(1+r)^−n)/r] × (1+r) Ordinary: PV = PMT × [(1−(1+r)^−n)/r] r = monthly IBR = annual rate ÷ 12

Initial measurement — ROU asset (IFRS 16.24)

ROU = Lease Liability + Initial direct costs + Prepayments / deposit − Lease incentives received

Depreciation (IFRS 16.31)

Dep base = ROU Asset − Residual Value Dep period = shorter of lease term and useful life (use useful life if ownership transfers or purchase option likely to be exercised) Monthly dep = Dep base ÷ Dep period (months)

Variable / index-linked payments (IFRS 16.38)

  • Initial recognition: use payments at commencement date index/rate
  • When rate/index changes: remeasure liability with revised payments & revised rate
  • Adjust ROU asset by same amount as liability change

Reassessment (IFRS 16.44–46)

  • Trigger: lease term change, purchase option reassessment, in-substance fixed payment change
  • Remeasure liability at revised discount rate
  • Adjust ROU asset by same amount (Dr/Cr ROU vs Lease Liability)
